There are two ways to value deals:

Do it by hand, step-by-step (like we teach you in the course prerequisite: "How To Value Rental Property Like The Pros").
Use a pre-built calculator created by someone else.

I tend to favor option 1, however I'm fast with Excel and have valued enough deals in my lifetime to do it with some level of intuition.

But… Not everybody is speedy with Excel…

And not everybody will value enough deals to be able to do it on the fly without continuously referencing the videos in the course (which is absolutely ok by the way – they were made to be referenced).

But there is a way to value deals faster if you are new or self-taught and don’t have years of experience to build on.

And you’re expected to just blindly trust the results.

It’s really stupid.
